Minimising Future Maintenance After Having Your Driveway or Patio Cleaned

Once we have completed the cleaning of your driveway, all dirt, weeds, moss and algae will have been washed away and we have no doubt that you will be delighted with the transformation. Many customers ask what steps can be taken to not only minimise future maintenance but also to keep the driveway clean for as long as possible.

Whenever we are asked to provide a quotation for the cleaning of block paving, unless specifically asked by the customer, we always include the process of re-sanding into the quotation. This is because as well as having many benefits, not re-sanding after cleaning can cause long term problems. This is particularly if it is pressure cleaned repeatedly and not re-sanded. Re-sanding which is simply the process of brushing kiln dried sand across the surface so that all the gaps between the blocks are filled in with sand can be very effective at inhibiting weed re-growth.

However the main purpose for re-sanding is because it keeps block paving structurally sound and stable. Filling the gaps with sand prevents horizontal movement of the blocks so preventing them from becoming twisted and out of shape. Re-sanding also helps to prevent vertical movement 'sinking' by filling in gaps or holes that may be starting to develop under the blocks and therefore helps to maintain a level, even surface.

Paving slabs can also be re-sanded but this is really for aesthetic reasons so we do not include it in the initial quotation as a matter of course. Please ask if you would like your paving slabs re-sanded after cleaning.

Preventative Weed and Moss Treatment

Your driveway will be completely weed free after it has been cleaned. However part of the roots of some weeds such as dandelions may be left as they can penetrate deep into the sub base of the driveway. If these remaining roots are not treated, the weeds can be growing back on the surface within a week or two in hotter months. Applying a preventative weed treatment will not only kill all remaining roots hiding below the surface, it will also prevent any new seeds from being able to germinate for up to six months. Block paving driveways are particularly susceptible to weed invasion and manual removal can be very time consuming. When we provide you with an initial free quotation for the cleaning of your block paving, we will also let you know the additional cost for applying a preventative weed treatment.

Sealing a driveway after cleaning can dramatically reduce the future maintenance requirements for several years in a number of ways. Firstly it provides a protective resin coating on the surface and penetrates deep into the blocks so that dirt is much more likely to be washed away when it rains rather than become ingrained in the microscopic holes present in every driveway surface. Growth of lichens, fungus and algae's will also be greatly impeded. Weeds are far less likely to grow in the sand between the blocks as sealant makes the sand rock solid.

Fluid spillages such as oils and paints are much less likely to cause staining and will be much easier to clean up as they will be unable to permeate into the driveway surface. Sealant also provides protection against UV rays and acid rain so helps to preserve the colours and integrity of your driveway.

Biocide/ Fungicide Treatment

Much of what appears to be dirt and grime on the surface of your driveway or patio may actually be living organisms such as lichens, fungus and algae. Older driveways and those in shade will provide the perfect environment for these organisms to grow and thrive. Although much slower to grow back than weeds after cleaning, without treatment they will slowly begin to recolonise the surface of your driveway as some can be embedded below the surface. Application of a biocide will completely kill any remaining lichens and prevent recolonisation for many months. After we have cleaned your driveway we will advise you if such a treatment would be beneficial for you particular circumstances.

Leaves and Debris

Unlike the other steps, this is not a service that we offer but we do recommend sweeping or blowing leaves and debris off your driveway and patio fairly regularly. If leaves and debris are left for more than a week or two on a driveway, they can start to decay and cause staining. The leaves of trees such as Oaks cause a staining called 'tanning' which can be very difficult to remove. Lighter coloured surfaces such as creams, whites and yellows can look very unattractive if heavy staining occurs.
